Apartment Terms of Rental and Conditions of Use of this Website
Contracting Parties The parties to any agreement for services provided by Best Moscow Apartment Rentals is you, as you are specified in the forms that you complete on this website or in any other information that you provide to us, and BMAR Limited Company Number 5668043 of Registered Office 111 Piccadilly, Unit 4, Manchester, M1 2HX, United Kingdom. Any reference in these terms and conditions to "us" or "we" or "our" means BMAR Limited and any reference to you, means you.
Availability Our website apartment availability calendars should normally show the correct availability of our apartments however, if when you book an apartment, the apartment that you have booked is not available, we will offer you an alternative apartment of similar specifications and price. The alternative apartment will not be confirmed as a reservation without your prior approval. While we make every endeavour to ensure that apartments showing as available on the website are available at the time, we cannot be held responsible for errors on the website or for delays in updating the website when apartments are reserved by other people.
Bookings/Confirmation Once we have received your deposit payment, we will record your booking as confirmed and we will notify you of that by email. When your reservation is confirmed, the notification Email will also provide you with the apartment address and instructions for check-in. If your expected arrival time changes from what was provided on the online form, please notify us of that as soon as you can.
Deposits and payments A deposit of 1 night's accommodation may be required to make a booking confirmation and payment in full for the balance of the stay may be required to be made no less than 3 days prior to the date of your arrival.
Security Deposit A cash Security Deposit may be required to be paid to our Representative when they meet you to provide you with your apartment keys. The Security Deposit is for the safe return of the keys and to cover for damage to other items in the apartment. If you lose the apartment keys you will forfeit the Security Deposit in full and if you cause any damage to the apartment or any items in the apartment (fair wear and tear excepted) we will deduct the cost of repair or making good from the Security Deposit and refund you the balance. If the cost of repairs or making good is greater than the Security Deposit, you will forfeit the Security Deposit in full and you will be liable for any additional cost of repair or making good, that is in excess of the Security Deposit. The Security Deposit amount is to be paid in cash and we will accept EURO(€)100 - USD$150 - AUD$170 - RUB2,800 depending on which currency you have available.
Payment Methods Payment can be made by way of credit card using PayPal (UK) which will be billed in Euro (€) or it can be made by Telegraphic Transfer to our bank account, paying in either Great British Pounds (GBP), Euro or Australian Dollar (AUD). For any problems or questions about making payment or any other customer service queries, please refer to the Contacts page of this website for the relevant contact details. Payment may also be made in cash to our Representative in Moscow, if we agree that with you. Cash payments are required to be made in either Ruble (RUB) or Euro (€).
Prices, Duration and Minimum Stay The prices for all services provided by us are quoted in Euro (€) on this website. Actual payments can be made in other currencies at the conversion rates that are specified to you. Apartment rentals are charged per night, per apartment NOT per person. A week is 7 nights and the minimum stay at our apartments is one night.
Alterations to Bookings If you wish to change your confirmed booking, then every attempt will be made to accommodate you by us, but any expenses that have been incurred as a result of your booking, may need to be met by you. We may, at our absolute discretion, also charge an administration fee of €40 to cover all administrative costs in attending to any amendment to your booking.
Cancellation of booking by you The following fees apply to cancellations of bookings:
- More than 21 days before the arrival date - a fee of €40;
- Less than 21 days, but more than 7 days before the arrival date - a fee of €100;
- Less than 7 days, but more than 3 days before the arrival date - one night's stay fee;
- Less than 3 days before the arrival date - the booking is regarded as a no show and all fees paid are forfeited, unless a replacement booking is obtained and the fees paid will then be refunded, less 2 nights stay fee.
Cancellation of booking by us In the event that we cancel a booking, we will firstly try to offer you an alternative apartment and if that is not suitable to you, we will refund to you all money paid for the booking. Once we have repaid you your money, we accept no further responsibility or liability to you and you will have no further claims against us, other than for the refund of your booking fees paid. Any disbursements paid by us for you will be deducted from any booking fees paid before they are refunded, if that disbursement is something that you have had or can still have the benefit of.
Pets Pets are strictly not allowed in any of our apartments.
Minors No person under the age of 18 years of age can book an apartment with us or stay in an apartment of ours, without a person who is over the age of 18 years of age staying with them in the apartment.
Number of occupants The number of people that may stay at an apartment cannot be more than the number specified in the description of the apartment that the apartment can normally sleep.
Check-In The check-in time for all apartments is 3:00pm. If you arrive before 3:00pm and wish to check-in to your apartment, then subject to the apartment being unoccupied and cleaned, then you will be permitted to check-in. At check-in you will be required to sign the Licence Agreement between us and you that entitles you to occupy the apartment and to record the receipt of the Security Deposit by us from you. The Licence Agreement will also set out the terms of the rental as specified on this website under Apartment Terms of Rental and Conditions of Use of this Website.
Cleaning and Linen When you check-in the apartment will be clean and we will provide you with clean bed linen, for either 1 or 2 beds as requested in your booking and clean towels (2 bath towels/1 hand towel per person) for 1 - 4 people as requested in your booking. Linen and towels are changed twice per week (on the 3rd/4th day and the 7th day) and the apartment is cleaned on the same day. We will notify you when you check-in whether the first cleaning day will be the 3rd or 4th day. Our advertised apartment prices are for the supply of bed linen for 1 bed and towels for 2 people. Additional bed linen and towels will incur a surcharge - €5 per night for additional bed linen and €3 per night for each additional set of towels.
Behaviour You must ensure that you and all your guests behave in the apartment in a way so that you and they do not cause any disturbance to any neighbours. Excessively loud music or noise, lewd, offensive or disruptive behaviour or the carrying on of any illegal or immoral activity will not be tolerated and you may be ejected from the apartment without notice and without any refund of money paid.
Smoking The apartments are all non-smoking and you are requested not to smoke inside the apartments.
Damage We cannot be held responsible for any damage, theft or loss to any of your belongings that are stored, left or used in the apartment by you, whether caused by you, your guest or us or our staff and consultants. We recommend that you have adequate insurance to cover losses and damage suffered as a result of any damage, theft or loss of any of your belongings.
Check-Out The check-out time for all apartments is 12 noon. You should leave the apartment and all the equipment in the apartment in a clean and hygienic state. If the apartment is excessively dirty, then you may be charged for the cost of special cleaners being required to be brought in. Please notify us of any damage to property within your apartment and if the damage is regarded by us as more than fair wear and tear, then we will replace the damaged item and charge you for the replacement item.
Disclaimer, Privacy Policy and Refund Policy The terms of the Disclaimer, Privacy Policy and Refund Policy that are on this website are expressly incorporated into these Apartment Terms and Rental and Conditions of Use of this Website.
Copyright and Website Access The copyright for this website rests with BMAR Limited and no parts of the website may be reproduced for any commercial purpose without the prior written consent of us.
Changes to these Terms and Conditions We reserve the right to change these terms and conditions at any time as is required by us. It is your responsibility to make sure that you check the website for the latest version of the terms and conditions and you must ensure that you visit the website on a regular basis to keep up to date with any changed terms and conditions.
Governing Law The laws governing the contract(s) entered into between you and us are the laws of the United Kingdom. In any dispute, we and you exclusively submit to the courts of the United Kingdom in judicially determining any dispute.
